Do I have to pay rent in the holidays?
In July and August you have to pay 75% rent unless you decide to move into the house in which case you must pay full rent for these months.

How much is the deposit?
No deposit is payable

When do we get our keys to the house?
From September 1st unless you decide to move in beforehand over the summer.

Can we leave our gear in the house over the summer?
Yes.

Who do we call if we have a query or a problem?
You will only deal with David or Deborah Clark by e-mailing us on dclark@f2s.com or calling David’s mobile 07969 399 419 for emergencies.

Are we allowed to smoke in the house?
No, all our houses are non-smoking houses.

Why are your houses so popular?
We spent a long time selecting our houses for their location and quality.  None of our houses is more than 20 minutes walk from campus.  All are in excellent condition inside and out as we spend a lot of money each summer upgrading them.

How do I go about renting one of your houses?
– Get your group together.
– Contact us to make an appointment to view.
– You then sign the contract; pay the administration fee of £150.00 pp and the house is yours.

Are your houses fully furnished?
Yes. We provide everything from microwave, cutlery, crockery, bedroom and living room furniture etc.

Can we get broadband in your house?
Yes.  Most ISP’s (internet service providers) now supply a wireless modem free of charge.

Is there an administration fee?
Yes. We charge an administration fee of £150.00 pp on the signing of the contract.  This covers the administration of drawing up the lease and accompanying documentation as well as setting up utility accounts etc. Please note that we do not charge VAT on the administration fee.

What happens if I want to leave the house during the course of the lease?
Your lease is a joint liability lease and if any one person wants to leave then they have to keep paying the rent until a suitable replacement is installed. If you do not pay the arrears and they cannot be recovered from you through the courts then the remaining tenants in the group will become liable for the arrears. It is not always that easy finding a replacement that is acceptable to the remaining group members so once you have signed the lease you shouldn’t take the decision to leave lightly.

Do we have to cut the lawns at the house?
No. We maintain all the gardens and lawns.

Who does the maintenance on the house?
We have a very experienced maintenance team, many of whom have been working for us for years.
